DPAI completed the feasibility study and concept design for the property which aimed to achieve 313 dwelling units, 13,000 square feet of leasable commercial space, and rooftop amenity spaces. Positioned as a key boundary alongside the future John/Rebecca park, the building serves as an organic backdrop to park activities. Split into a mid-rise west portion and an east tower, united by continuous cantilevered balconies, the design embodies a natural landscape aesthetic.
The project presents the opportunity for transforming Rebecca Street into a “woonerf” setting, eliminating curbs to seamlessly integrate the building with the public space stretching into the park. The ground floor’s transparency fosters a direct link between commercial spaces and the upcoming park, with ample outdoor space for al fresco dining and retail during favorable weather. This activation aims to breathe life into the north edge of the park.
205 parking spaces were required over two underground levels and one above ground. To ensure smooth traffic flow, vehicular access is directed away from the woonerf, with all entry via Catharine Street for parking, loading, deliveries, and waste disposal.
