This 9-storey, 64-unit development addresses the pressing need for increased density in the former Town of Dundas. Built with total precast panels and factory-installed high-performance windows, this development stands out for its innovative approach.

The Imperium Apartments exemplify a rare instance of private sector construction designed to Passive House standards.

In addition to overseeing the building’s design, DPAI has prepared the Urban Design Brief and is leading the consultant team in the Integrated Design Process. Collaborating closely with the Owner, RDH Building Science, and the Construction Manager, DPAI ensures that energy targets are efficiently met. RDH, serving as Passive House facilitators, organized charettes, information sessions, and working sessions to achieve the intended energy and cost efficiency. The air barrier was meticulously planned to accommodate features like underground parking and garbage rooms, designed outside the airtight enclosure.

Once constructed, the precast concrete offers excellent fire resistance and sound insulation, ensuring maximum safety and comfort for the future residents.
