DPAI has been engaged by Flourish and Haldimand Norfolk Housing Corporation (HNHC) to design a 56-unit mixed-use affordable housing development in Dunnville, Ontario. The project includes 25% RGI units, 50% affordable units, and 25% market rate units, with 20% of all units being accessible by design.
DPAI is working with a diverse consultant team and facilitated a robust approvals process through municipal planning staff and local councillors.
The building includes a ground-floor children’s centre operated by the YWCA, with direct access to a secure outdoor play area that supports early childhood development and family life.
Shared community balconies on each residential floor create opportunities for informal interaction and strengthen residents’ connection to the surrounding neighbourhood.
Everyday spaces were also designed with care; the ground-floor laundry room is filled with natural light and provides a comfortable place for residents to gather and connect.
The project is targeting the Passive House standard, which is the most rigorous energy efficiency and comfort standard available for building design and will ensure simplicity of operations for a long-term housing provider such as HNHC.
