1020 Upper James

1020 Upper James is an 8-storey midrise development project, containing 99 residential units, aimed at promoting the redefinition of the existing automobile-oriented corridor. With a goal to encourage a more walkable streetscape, promoting greater future commercial, mixed-use development, and providing walkable amenities for the adjacent neighbourhoods.

While creating density and addressing intensification of existing land use – the proposed development is designed to minimize the impact on neighboring residential dwellings and property to the west by appropriately stepping the building back or down towards the rear (west) property line. The building is rectangular shaped in design and is configured in such a way that part of the surface parking and the loading area behind the building are sheltered from the public realm. The proposed development is sensitive to adjacent buildings and appropriately considers daylight and shadow conditions and incorporates strategies to avoid unwanted overlook conditions.
